Insurance - There When You Need It
Contractors should carry at least three types of
insurance: automobile, workman’s compensation, and comprehensive
general liability (CGL). While you have a contractor working on your
home, whether it is for new windows, vinyl replacement windows, doors,
or vinyl siding installation, the following are serious concerns:
-
Property damage (example - glass, yard furniture,
your car)
-
Injuries to workmen on the job
-
A family member getting hurt
Coverage limits and the financial strength of the
insurance company behind that coverage are very important issues.
Workman’s Compensation is a state controlled insurance and, as such,
just having it is enough. If the contractor’s vehicles have
Massachusetts license plates, the quality of the company’s Workman’s
Compensation is controlled by the State Insurance Board.
Comprehensive general liability coverage is another story. The carrier
of this coverage will be rated by a national independent agency that
determines financial strength. That is the ability to pay a large
claim. Always look for AAA rated CGL carriers. Insurance claimants
have won large damage amounts only to find the insurance company
couldn’t pay.
CGL Limits of coverage below $ 1,000,000 should be considered
unacceptable.
You need concern yourself only with the contractor whom you have hired
directly. If that company brings in an uninsured subcontractor, you
are covered through the general contractor's insurance.
Going a step further, we carry additional insurance for extraordinary events. It is
called an “umbrella policy.” It covers all of our other policies to
much higher limits.

Ask for a Certificate of Insurance
Your task is to ask your contractor to have his
insurance company send you a copy of a current “certificate of
insurance.” In doing this, you have performed due diligence in
protecting your property while the contractor is on your property.
Assurance that you are secure from potentially adverse events is only
an “insurance certificate” away.

Questions About Insurance
Is your contractor covered if something goes wrong? Insurance never
matters until something unforeseen happens. Here are answers to some
commonly asked questions about contractor's insurance coverage.
What types of insurance should a contractor carry?
Whether it is for new windows, vinyl replacement
windows, doors, or vinyl siding installation, contractors should carry at least three types of insurance:
automobile, workman's compensation, and comprehensive general
liability (CGL).
How much worker's comp should a contractor carry?
Workman's Compensation is a state controlled insurance and as such,
just having it is enough. If the contractor's vehicles have
Massachusetts license plates, the State Insurance Board controls the
quality of the company.
What should I know about comprehensive general liability?
A CGL carrier will be rated by an independent national agency that
determines financial strength - the ability, in other words, to pay a
large claim. Always look for an AAA rated CGL carrier. CGL Limits of
coverage below $1,000,000 should be considered unacceptable.
Coverage limits above $2,000,000 are probably excessive.
Do I need to worry about subcontractor's coverage as well?
Your only concern is the contractor with whom you have a contract. If
your contractor brings in an uninsured subcontractor, you are covered
through the general contractor's insurance.
At Hartwell Exteriors, we carry additional insurance for such an event. It is called an
"umbrella policy," and it covers all our other policies to much higher
limits.
Don't leave insurance to chance. Ask your contractor to have his
insurance company send you a copy of the firm's current "certificate
of insurance." Insurance carriers do not charge anything for this
service. Then you can be sure you've done your "due diligence" in
protecting your family and property during renovation.
